A Thanksgiving Reflection

Fourteen hundred reviews later, we're grateful for the same reasons we always were.

Years ago we celebrated passing 500 Google reviews. This Thanksgiving we're past 1,404, rated 4.9, and still the same family running three rooms in Brooksville.

Where We Started

The 500-review milestone came and went quietly.

Every Thanksgiving, we sit down as a family and look at the number sitting on our Google listing. A few years ago, that number crossed 500 reviews, and it felt like something worth marking. We are a family-owned business, and weddings are the only thing we do — three rooms on one property at 103 S Saxon Ave in Brooksville, and nothing else pulling our attention. Five hundred people had walked through a ceremony here, then gone home and taken the time to write down what the day was like. That kind of number doesn't come from an ad campaign. It comes from hosting one wedding at a time, for years, and getting enough of them right that people wanted to say so in public.

This year the number is different. We're sitting at 4.9 out of 5 across 1,404 reviews on Google, which means the count has nearly tripled since that first milestone. We didn't throw a party for it or send out a press release. We noticed it the way you notice a kid's height marked on a doorframe — all at once, even though it happened slowly, one wedding weekend at a time, across the Manor Barn, the Garden Room, and BoHo. What hasn't moved is the rating. A venue can rack up reviews without holding a score like that. Holding both at once, at this volume, is the part we actually sit with at Thanksgiving.

We're not going to pretend a review count tells you what your wedding day will feel like. It doesn't. What it tells you is that a lot of other families made the same decision you're weighing right now — booking a venue in Brooksville, sight unseen in some cases, trusting a listing on the internet — and came out the other side willing to say it went well. Fourteen hundred of them, at this point. That's not proof of a perfect track record; nobody has one of those. It's evidence that the mistakes get caught early enough, and often enough, that they don't end up defining the day for the people paying for it.

So this Thanksgiving, the reflection isn't really about the number. It's about what building it required: showing up for the same kind of Saturday, over and over, without cutting corners once the ink was dry on a contract. We're grateful to every family that trusted us with a date, and grateful that Brooksville — 45 minutes from Tampa, 90 minutes from Orlando — turned out to be a place people were willing to drive to for a wedding. If you're weighing whether to be review number 1,405, we'd rather you read a few of them than take our word for it.

By The Numbers

What Doesn't Change

The price you're quoted is the wedding you get.

A review count is a lagging indicator. It tells you about weddings that already happened, not the one you're planning. What actually predicts whether your day goes well is simpler and less exciting: whether the number on your contract is the number you pay, and whether the room you toured is the room you get married in. That's the whole idea behind the three rooms we run — the Manor Barn, the Garden Room, and BoHo — each priced as a complete package, not a venue fee with a shopping list bolted on afterward. You can see exact capacities and pricing on our pricing page, but the short version is that the quote you get in March is the quote you pay in October.

Part of why the reviews hold steady at 4.9 instead of drifting down as volume climbs is that we don't ask couples to assemble their wedding from a dozen separate vendors and hope everyone shows up on the same day. The package includes the ceremony and reception space, design and coordination, our in-house chefs, bar and event staff, a photographer, a DJ, a tiered cake with a tasting beforehand, and an officiant. You can read the full breakdown on our what's included page. None of that is a hidden upsell revealed at the final walkthrough. It's what you're quoted from the first conversation, and it's what shows up on the day.

Florals run through Enchanted Design & Floral, a sister company we work with directly rather than a vendor we recommend and hope pans out. That matters more on a wedding day than it sounds like it would — one phone call solves a florist problem instead of three. It's a small structural choice, but small structural choices are most of what a 4.9 rating is actually made of. Nobody leaves a five-star review because a napkin fold was clever. They leave one because nothing they were worried about three months out actually became a problem on the day itself.

We host up to 150 guests in the Manor Barn or the Garden Room, and up to 55 in BoHo, which also handles rehearsal dinners, showers, and brunches for couples who want the whole weekend on one property. None of that is new information — it's on our pricing page and our room pages. What's worth saying here, on a page about gratitude, is that consistency at three different room sizes, across more than a thousand weddings, is a harder thing to pull off than consistency at one. It's also the reason the review count and the rating have grown together instead of trading against each other.

A real Saturday, October 2024

“Mother Nature threw a hurricane at us. Within an hour of the ceremony we had to move everything indoors… when I finally saw the space, it was breathtaking. She personally carried my train and held my umbrella the whole way, and our guests never even felt the chaos happening behind the scenes. Weeks later, people are still telling us it was the best wedding they’ve ever been to.”

Why Thanksgiving

Gratitude is easier to talk about than growth.

We picked Thanksgiving for this reflection on purpose. It's a holiday about noticing what's already working instead of chasing what's next, and a wedding venue spends most of the year doing the opposite — chasing the next Saturday, the next tour, the next couple trying to decide between rooms. Once a year, we stop and look backward instead. Weddings are the only business we run. There's no other division, no unrelated product line, nothing to distract from getting a Saturday right. When the whole company exists to do one thing, the reviews end up being a fairly direct read on whether that one thing is being done well.

Couples getting ready on-site use our three-room Bridal Cottage, which is a small detail that shows up in a surprising number of those 1,404 reviews — not because it's flashy, but because getting ready somewhere calm, on the property, without a shuttle involved, removes one more thing that can go wrong on a morning where a lot of things could. We didn't build the Cottage to be a selling point. We built it because we noticed, wedding after wedding, that the two hours before a ceremony set the tone for the six after it, and we wanted to control for that.

None of this is complicated. It's the same handful of decisions, repeated: keep the business to one thing, keep the pricing honest, keep the vendors close enough that a problem gets solved with a phone call instead of an email chain. Do that enough times, across enough weekends, and the review count takes care of itself. We don't say that to sound modest — plenty of venues make the same decisions and don't get the same result, because a hundred small executions have to go right on top of the structural choices. We're grateful for the couples who noticed, and said so publicly.

If you want to see what these weddings actually looked like rather than take a review count's word for it, our real weddings page has the couples who've come through the Manor Barn, the Garden Room, and BoHo. That's a better use of your time than reading a page about our gratitude — this one included. We're not asking you to take 1,404 reviews as a guarantee about your own wedding. We're asking you to treat it as a reasonable starting point for trust, then verify it the way you'd verify anything else — by touring the rooms, reading a sample of the reviews yourself, and asking us the same hard questions you'd ask any vendor handling this much of your day.

Looking Ahead

We're already booking 2026 and 2027 weddings.

Gratitude pages are supposed to look backward, but a wedding venue can't stay there for long. We're currently booking into 2026 and 2027, which means the next chapter of this review count is being written by couples who haven't had their wedding yet — who are, right now, touring rooms and comparing quotes and trying to figure out which venue is telling them the truth about what a Saturday here actually costs. We'd like to be the honest option in that comparison, the same way we tried to be for the 1,404 people who left a review before you started looking.

Brooksville sits about 45 minutes from Tampa and 90 minutes from Orlando, close enough for most guests to drive in without a hotel stay being mandatory, far enough out that you're not paying a city venue's overhead built into the price. That distance is part of why the numbers on our pricing page stay where they are — $15,000 to $21,000 for the Manor Barn or Garden Room at up to 150 guests, $9,500 to $12,500 for BoHo at up to 55. Location isn't the reason the reviews are good, but it's part of why the pricing can stay honest.

If any of this sounds like the right fit, the next step isn't reading more of our copy — it's touring the property and talking to us directly. Call 813-909-3414 or come see the Manor Barn, the Garden Room, and BoHo in person, because a review count and a pricing page can only tell you so much about how a room feels with your own guest list in it. We'll walk you through what's included, what it costs, and what it doesn't cover, in the same order we'd want to hear it if we were the ones planning a wedding.

We'll be back here next Thanksgiving with a new number. Maybe it's 1,600, maybe it's higher — we don't make predictions about review counts any more than we'd invent one that hasn't happened yet. What we can tell you is that the same three rooms, the same family, and the same policy of quoting you the number you'll actually pay will still be here. That's the whole reflection, really: not the count itself, but the fact that whatever grew it hasn't changed. Thank you for reading this far, and thank you to the 1,404 people who made it worth writing.
