What a venue fee does not cover.
The number on a venue’s website is rarely the number you pay. Here is what usually sits outside it, so you can build a total that survives contact with the invoice.

Why the gap exists
The fee is a rental. The wedding is everything else.
A venue fee typically buys the space for a set number of hours, and sometimes tables and chairs. It is a real number and it is not a dishonest one. It is simply answering a narrower question than the one couples are asking.
The gap between that number and your final total is where wedding budgets break.
Usually outside the fee
The line items to add before you compare anything.
- Catering, and the staff to serve it.
- Bar, bartenders, and often the liability insurance behind them.
- Photographer, DJ or band, cake, officiant.
- Florals, and the rentals the florals sit on.
- Linens, glassware, place settings, and the setup and breakdown labor.
- Coordination, which is a role whether or not anyone is paid to do it.
- Service charges and gratuities, which are usually a percentage on top of the total rather than inside it.
The two that surprise people
Service charges, and the cost of the gap itself.
A service charge applied to a five-figure subtotal is a four-figure line, and it is frequently disclosed late. Ask for it in writing on the tour.
The second cost is not on any invoice. Nine vendor relationships across a year is a real amount of your evenings, and on the day it means nobody has authority over anybody else when something slips.

Everything in the list above is inside the package here, which is why the ranges are published rather than quoted on request. The Manor Barn and the Garden Room run $15,000–$21,000. The BoHo runs $9,500–$12,500.
Upgrades exist and are optional. They are priced individually and shown to you before you sign. The number you are quoted is the number you pay unless you choose to add something.
