Micro-wedding — up to 55 guests

The BoHo is built for 55, and that is the point.

A covered, climate-controlled corner of the estate for a smaller guest list with a bigger personality. This is not a scaled-down wedding. It is a different one, chosen on purpose — and it gets the same team and the same package as every other day here.

The BoHo is right if

  • Your list is 55 or fewer and you want it that way.
  • You would rather spend the budget on the people who are actually there.
  • This is a second marriage, or a first one you want on your own terms.
  • Your family is flying in and you want a day, not a production.

Look at the Barn or the Garden Room instead if

  • Your list will not come in under 55 — both larger venues seat up to 150.

Every venue here runs the same package and the same team. The room changes. The promise does not.

One number, no ambush

$9,500–$12,500 covers all of this.

  • Ceremony

Your choice of ceremony site on the estate, set and styled.

  • Reception

The room, the tables, the linens, the setup and the breakdown.

  • Design & coordination

A coordinator from booking through your last dance.

  • In-house chefs

Plated or buffet, menu built with you — not a catering contract.

  • Bar & event staff

Bartenders, servers, setup and cleanup crew.

  • Photographer

Full edited gallery of the day.

  • DJ

Ceremony through last dance, playlist built with you.

  • Wedding cake

Tiered or cupcakes, tasting appointment included.

  • Officiant

    Personalized ceremony, written with you.

Where you land inside the range depends on your guest count and your date — $12,500 is a full house at 55 guests on the all-inclusive package. Upgrades are optional, priced individually, and shown to you before you sign.
The BoHo also hosts rehearsal dinners, bridal showers and day-after brunches, from $2,000–$3,000.

A real Saturday, October 2024

“Mother Nature threw a hurricane at us. Within an hour of the ceremony we had to move everything indoors… when I finally saw the space, it was breathtaking. She personally carried my train and held my umbrella the whole way, and our guests never even felt the chaos happening behind the scenes. Weeks later, people are still telling us it was the best wedding they’ve ever been to.”

The rain plan is the plan

If the weather turns, you stay on the same estate.

Three venues sit on one property. If your day cannot happen where you planned it, it moves to another room here — same team, same package, same price. There is no tent invoice, no second vendor to call, and no decision for you to make on the morning. Your coordinator makes it while you are getting ready.

That is the whole reason a Florida wedding works here. It is not a promise about the forecast. It is a building we already own.

Before you ask us on the tour

The questions everyone asks, answered here.

  • What does the price actually include?

Ceremony and reception space, tables, linens, setup and breakdown, in-house chefs and your menu, bar and event staff, photographer, DJ, tiered cake with a tasting, officiant, and a coordinator from booking through your last dance. The number you are quoted is the number you pay unless you choose to add something.

  • So what is not included?

Your dress, rings and honeymoon, plus any upgrade you choose — extra florals, premium bar, late-night additions. Upgrades are optional, priced individually, and shown to you before you sign.

  • How much is a wedding here, honestly?

The Manor Barn and the Garden Room run $15,000–$21,000 all-inclusive. The BoHo runs $9,500–$12,500. The top of each range is a full house — 150 guests in the Barn or Garden Room, 55 in the BoHo. Where you land inside the range depends on guest count and date, and you get that number on your tour.

  • What happens if it rains?

Your wedding moves indoors on the same estate, with the same team, at the same price. Three venues sit on one property, so there is no tent invoice and no scramble. Your coordinator makes the call while you are getting ready.

  • Can we bring our own vendors?

The package is built around our in-house team — that is what keeps one number one number. Bring us what you want the day to feel like and we will build it. If you have a vendor who matters to you, raise it on the tour and we will tell you straight away whether it works.

  • How far is it from Tampa and Orlando?

Roughly 45 minutes from Tampa and 90 minutes from Orlando, at 103 S Saxon Ave. in Brooksville. Far enough to feel private, close enough that your guest list will still show up.

  • Do you host anything other than weddings?

The BoHo hosts rehearsal dinners, showers and brunches from $2,000–$3,000. Weddings are the main thing we do, and the estate is set up around them.

  • What does a tour involve?

About an hour. You walk all three venues and the Bridal Cottage, and you leave with real pricing for your date and guest count — not a brochure and not a follow-up call to "discuss investment."
