Saxon Manor sits at 103 S Saxon Ave in Brooksville, about 45 minutes from Tampa and 90 minutes from Orlando. That distance matters more for planning than most couples expect. Guests coming from Tampa can treat the drive like a commute, but anyone traveling in from Orlando, or flying into either airport, needs a plan for arrival timing and, often, an overnight stay. Because the ceremony, reception, and getting-ready spaces all sit on the same property, you're not coordinating a shuttle between two addresses. You're coordinating one arrival, one parking lot, and one exit at the end of the night. That's a simpler problem than most venues hand you, but it still needs a plan.

On-site parking is part of what you're paying for, and it scales with the room you book. The Manor Barn and Garden Room each hold up to 150 guests, and the lot is sized for that. BoHo tops out at 55, so parking there is never tight even with every guest driving separately. The real planning question isn't whether there's room to park — there is — it's how many cars are actually going to show up. A wedding with a lot of local guests needs more spaces than one where half the list is staying at a block of hotel rooms and riding in together. Ask your coordinator to walk the lot with you once your headcount firms up.

Brooksville is not a town with app-based rideshare on every corner. If your guest list includes people who don't want to drive after the reception, or who are flying in and won't have a car at all, build that into the plan early rather than assuming a rideshare will show up. A hired shuttle or a block of rooms at a nearby hotel with a shuttle of its own solves this cleanly. We can point you toward what's worked for past weddings, but the booking itself is on you or your planner — we don't operate the shuttle. Decide this in the first few months of planning, not the week before, because vehicles and drivers get booked out.

The wedding party usually arrives earlier and stays later than your guests, and it moves between spaces your guests never see. Saxon Manor's all-inclusive package includes a three-room Bridal Cottage for getting ready, which means the wedding party doesn't need a separate hotel shuttle in the morning — everyone can arrive at the property, get dressed on-site, and walk to the ceremony from there. If you're bringing hair and makeup vendors, have them arrive at the Bridal Cottage directly rather than routing through a hotel first. It saves time and keeps your morning timeline, which your coordinator builds around your ceremony start, from slipping.

Photographers, florists, and other vendors need their own arrival windows too, and those are handled as part of your overall day-of coordination, not left for you to manage. Our in-house florist, Enchanted Design & Floral, delivers directly to the property, so you're not tracking a separate flower vendor's ETA on your wedding morning. The same goes for the photographer and DJ built into your package — they're briefed on arrival times as part of planning, not something you're texting about the week of.

If you're planning a getaway car, a classic exit, or anything that involves a vehicle pulling up to a specific spot at a specific time, say so early. The property has clear points for this, but timing it against your reception's flow — cake cutting, last dance, whatever you've planned — is something your coordinator needs to know about well before the day, not something to sort out in the parking lot at 9 p.m.
