The direct answer
Here's how far ahead to book.
If you're asking how long in advance to book a wedding venue in Brooksville, the honest answer is 12 to 18 months before your date. That window gives you first pick of Saturdays, the room you actually want, and enough runway to line up every vendor without paying rush fees or settling for whatever's left. Saxon Manor is currently booking 2026 and 2027, which tells you where most couples in this market are already looking. If your date is inside a year out, you can still get married here — but your choices narrow fast, especially for spring and fall Saturdays, which go first every single year.
How much lead time you actually need depends on three things: guest count, room, and season. The Manor Barn and Garden Room each hold up to 150 guests, and those larger dates get reserved earliest because there are fewer of them available on any given weekend. BoHo, our space for up to 55 guests, moves on a different timeline — it's smaller, more intimate, and sometimes has more flexibility closer in, though not always. Season matters too. Cooler months draw more couples than the height of summer, so a March or November date needs more lead time than a July one. None of this is a sales pitch — it's just how a 150-person Saturday actually gets filled.
Waiting past that window doesn't mean you can't get married here. It means you're choosing from what's left instead of what you wanted first. Couples who book 12 to 18 months out get their pick of ceremony time, room, and season. Couples who come to us at the six-month mark are often working around dates that are already gone, not the ones they'd have chosen freely. If your date is flexible, that buys you room. If it isn't — if you need a specific Saturday, a specific room, a specific season — book as early as you can and let the calendar work for you instead of against you.
A realistic timeline
This is what booking in advance actually looks like.
12 to 18 months out
Tour the property, choose between Manor Barn, Garden Room, or BoHo, and put down your deposit. This is when you lock your date and your room — the two things that can't be changed later without starting over. See pricing for what each room includes at its guest count.
9 to 12 months out
Meet with our in-house team to set the shape of the day — ceremony flow, reception layout, floral direction through our sister company, Enchanted Design & Floral. Photography and the DJ get confirmed here too, since they're part of your package, not separate bookings you have to chase down.
6 to 9 months out
Do your cake tasting and finalize your menu with our in-house chefs. This is also a good time to send save-the-dates, since your guests need lead time too, especially if they're traveling in from Tampa or Orlando.
1 to 3 months out
Handle the marriage license and any remaining legal requirements — timing matters here, since a Florida license is only valid for 60 days. See legal requirements for the full process and current fees.
Why the timeline is real here
Saxon Manor is booking 2026 and 2027 now.
Saxon Manor sits at 103 S Saxon Ave in Brooksville, 45 minutes from Tampa and 90 minutes from Orlando. That puts us in reach of two major metro areas, which means our calendar fills from both directions — couples and guest lists coming from Tampa Bay and couples coming from the Orlando side, sometimes booking the same weekends. That's part of why 12 to 18 months isn't an arbitrary number we picked to create urgency. It's how far out the popular dates actually get spoken for, given how many people are choosing between us and other venues in the same drive-time radius.
We're family owned, and weddings are the only business we run — there's no banquet hall or corporate events schedule competing for your Saturday. That focus is also why we can tell you honestly what a date costs before you sign anything. The price you're quoted is the wedding you get: no add-on list that shows up in month eight, no separate photographer or DJ contract to negotiate later. Booking early doesn't just secure a date with us — it locks in a number, one that covers the ceremony, the reception, the food, the photos, and the cake tasting in a single figure.
If you already know your date, guest count, and room, don't wait to see if a better version of your wedding shows up later — it won't be cheaper or easier to book six months out than it is now. If you're still deciding between rooms or unsure what size wedding you're planning, that's a shorter conversation than most people expect; a tour usually settles it in under an hour. Either way, the timeline math is the same: earlier gets you the date, the room, and the season you actually pictured, not the one that happened to still be open.
