Venue contracts are not long, and the parts that matter are usually four clauses most couples skim. Read these ones twice.

What to find before you sign anything.
What the total covers, itemized
A price with no list attached is a starting price. The list is the contract; the number on the website is marketing.
Service charges and how they are calculated
A percentage applied to a five-figure subtotal is a four-figure line. Find out whether it is inside the quoted total or on top of it.
The payment schedule and what happens if a date moves
Ask specifically what a postponement costs, and whether the deposit travels with the date.
Hours, and the overtime rate
The rate should be a number. If the contract does not name one, that is the clause to fix before signing, not after.
The ones people forget
Smaller clauses that cause arguments later.
- Whether outside vendors are permitted, and whether they carry a fee.
- Whether the venue requires certificates of insurance from anyone you bring in.
- What the final-headcount deadline is, and whether the number can go down as well as up.
- Who is liable for damage, and what the cleaning expectation is at the end of the night.
- What happens if the venue cannot host — a rare clause, and the one you want to have read.
How to use it
Ask for the contract on the tour, not at the deposit.
A venue that will hand you the agreement to read at home is a venue confident in what it says. That request alone tells you a great deal, and it costs you nothing to make.
