Protecting Your Wedding Day
Buy the right insurance early and the paperwork protects your wedding instead of complicating it.
Saxon Manor carries insurance for the venue, but your event still needs its own policy. Here’s the straightforward version of what to buy and when.

The Basics
Two kinds of coverage protect your wedding, and you need to understand both.
Saxon Manor carries its own liability insurance, the same as any commercial venue. That policy protects the property and the venue against claims tied to the building and grounds, and we keep a certificate of insurance on file that you can ask to see when you sign. What it does not cover is your wedding day itself — the deposit you paid, the date you chose, or an injury that happens during your own reception. That is a separate policy, bought by you, and it is worth having even at a fully staffed venue like this one. The two policies do different jobs, and neither one substitutes for the other.
Wedding or event insurance usually comes in two parts. Liability coverage protects you if a guest is hurt or property is damaged during the event — a fall on the dance floor, a spilled drink that ruins a rented suit, that kind of thing. Cancellation and postponement coverage reimburses money you have already spent if the wedding cannot happen as planned — illness, extreme weather, a vendor going out of business before the date. You can buy one or both. Most couples booking an all-inclusive package take liability coverage as a baseline and add cancellation coverage if the deposit represents real financial risk.
Because the package bundles the chef, bar staff, DJ, photographer, and officiant under one roof, you are not chasing certificates of insurance from a dozen outside vendors the way you would with an a la carte wedding. That is one less paperwork problem, not zero. You are still the one hosting a party for guests who are not your employees, and you are still the one who loses money if the day has to move. Insurance is inexpensive relative to what a canceled wedding costs, and buying it does not slow anything down — it is a form you fill out once, not a negotiation.
What Changes By Room
Size your coverage to the space you actually booked.
The three spaces here mean different things for coverage. The Barn and Garden Room each hold up to 150* guests, and BoHo holds up to 55 people for a full wedding or for a rehearsal dinner, shower, or brunch. A bigger guest list means more exposure if a claim happens, so ask your provider for a limit sized to the room you booked rather than a generic minimum. If you are hosting a bridal shower or brunch in BoHo the week before the wedding, that event should be named on your policy separately — it is its own date and its own risk, even inside the same venue.
*The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150.
Bar service is included in every package here, staffed by our team rather than a rented bartender. That removes one common insurance headache — proving the bartender was trained and licensed — because the people pouring drinks work for the venue, not a vendor you hired separately. It does not remove the need for liquor liability coverage on your own policy if you want that protection; ask your insurance provider whether it is bundled with general liability or sold on its own. If you plan to bring in outside alcohol beyond what the bar provides, flag that to us and to your insurer before the day.
We are currently booking weddings for 2027 and 2028, which means most couples signing now have months, sometimes well over a year, before the wedding date. That is enough time to compare a few insurance providers instead of taking the first quote you find. It is also enough time to reconsider how much cancellation coverage you want as the date gets closer and your guest count and budget firm up. Buy the policy once your deposit is in and the date is confirmed, then revisit it if anything about the day — the guest count, the vendors, the plan — changes significantly before you walk down the aisle.
Getting It Done
Follow these steps once your date is booked.
-
Ask for our certificate of insurance.
Saxon Manor’s policy covers the venue and grounds. Ask to see it when you sign the contract, so you know exactly what is already handled before you go shopping for anything else.
-
Get quotes from two or three event insurance providers.
Wedding-specific policies are sold online and through most homeowner’s insurance agents. Compare liability limits and what actually triggers a cancellation payout before you choose one.
-
Decide whether you need cancellation coverage.
If losing your deposit would be a real financial hit to you, add it. If not, liability coverage on its own may be enough for your situation.
-
Buy the policy after your deposit, not before.
You cannot insure a date you have not booked yet. Lock in the venue first, then insure what you have actually committed to.
