Start Here
Finding your perfect fit starts with matching your guest list to the right room.
Discovering the right all-inclusive wedding at Saxon Manor starts with a simple question: how many people are you inviting, and what feeling do you want the room to carry once they’re in it? We run three venues in Brooksville, Florida, each built around a different guest count and budget, and each priced as one flat range that covers the entire day. There’s no adding line items after you sign, no separate quotes for catering versus the bar versus the DJ. Florals are the one exception; they are booked separately with our in-house florist. You pick the room that fits your list and your number, and that number is the number. That’s the whole idea behind an all-inclusive wedding here, and it’s the reason couples tour before they compare anything else.
The Barn and Garden Room are our two largest spaces, each holding up to 150* guests and each priced between $15,000 and $21,000 for the full all-inclusive package. The Barn leans rustic — exposed wood, high ceilings, the kind of room that photographs warm even in harsh Florida light. Garden Room leans softer, with a more open, airy feel suited to couples who want green and light without going fully outdoors. Both rooms serve the same size wedding, so the choice between them usually comes down to atmosphere rather than logistics. If you’re inviting a full guest list — extended family, coworkers, the wedding party’s plus-ones — one of these two rooms is almost certainly your venue.
*The Barn can accommodate up to 200 guests maximum, and a $50 per person charge will be applied at any party size over 150.
BoHo is our smaller venue, built for weddings up to 55 guests, priced between $9,500 and $12,500 all-inclusive. It suits couples who want a real wedding — ceremony, reception, dinner, dancing — without filling a room built for three times their guest list. BoHo also works well for the events around the wedding itself: we offer rehearsal dinners, bridal showers, and wedding-morning brunches in the space for $2,000 to $3,000. That means the same intimate room can carry your whole wedding weekend, not just the ceremony day, without bringing in an outside caterer or renting a second location for the smaller gatherings that surround it.
Every price above is the ceiling and the floor of what you’ll pay for that room — not a starting point that grows once tastings, staffing, and rentals get added in. That’s the promise behind all-inclusive here: the price you’re quoted is the wedding you get. We’re a family-owned business, and weddings are the only thing we do, which is part of why the range holds. We’re not folding in corporate events or quinceañeras or juggling a second business line — every room, every staff member, and every date on the calendar exists to run weddings, so the number you’re given at your tour is the number on your contract.

Where You’ll Be
Brooksville puts you close to Tampa and Orlando without the city price tag.
Saxon Manor sits at 103 S Saxon Ave in Brooksville, Florida — about 45 minutes from Tampa and roughly 90 minutes from Orlando. That distance matters more than it sounds like it should. You get room to build a proper wedding — parking, acreage, a full property instead of a shared ballroom floor — while staying close enough that guests flying into either airport aren’t looking at a long drive on the wedding day. Couples splitting a guest list between Tampa-based family and Orlando-based friends find Brooksville sits in a workable middle, and couples living in either city find the drive out is short enough to still call it local.
Getting-ready space is part of what makes a wedding day feel unhurried, and our Bridal Suites are built with that in mind — three separate rooms, so the wedding party isn’t sharing a single space with hair, makeup, steamers, and nerves all competing for the same square footage. They’re on-site, so there’s no separate call time for hair and makeup across town and no timeline built around driving between two locations before noon. Couples get ready, take first photos, and walk into their ceremony without leaving the property once, which removes one of the more common sources of wedding-morning stress before it starts.
Florals are not part of the package, but you can book them with Enchanted Design & Floral, an on-site sister company to Saxon Manor rather than an outside vendor we simply recommend, and they are priced separately. That matters for the same reason the all-inclusive pricing matters: one team, one point of contact, one vision that carries from the ceremony arch to the centerpieces to the cake table, instead of three vendors coordinating over email the week of the wedding. It also means your florist already knows the rooms — where the light comes from in Garden Room at 4 p.m., how tall an arrangement can stand in the Barn without blocking sightlines — because they’ve built for these exact spaces before.
We’re currently booking weddings for 2027 and 2028. If you’ve got a date in mind, or even just a season, the sooner you tour, the more of that calendar is still open to you. A tour is the fastest way to see whether the Barn, Garden Room, or BoHo actually fits the wedding you’re picturing — pricing and capacity only tell you so much until you’re standing in the room. And before any of that, Florida sets its own rules for who can legally marry and what the license process looks like; we’ve laid that out separately on our legal requirements page.
A real Saturday, October 2024
“Mother Nature threw a hurricane at us. Within an hour of the ceremony we had to move everything indoors… when I finally saw the space, it was breathtaking. She personally carried my train and held my umbrella the whole way, and our guests never even felt the chaos happening behind the scenes. Weeks later, people are still telling us it was the best wedding they’ve ever been to.”Abbigail G. — verified Google review · one of 1,400+ reviews averaging 4.9 stars
What ‘All-Inclusive’ Actually Means
One price covers the day end to end, not a starting point.
‘All-inclusive’ gets used loosely across the wedding industry, so it’s worth being specific about what it means at Saxon Manor. Your quote covers the ceremony and reception, design and full-day coordination, catering from our in-house chefs, bar and event staff, a photographer, a DJ, a tiered cake with a tasting beforehand, and an officiant. That’s the package, in full, for one price inside the range for your chosen room. We keep the complete breakdown on our what’s included page rather than repeating it here, but the short version is this: if it’s part of a normal wedding day, it’s already accounted for before you sign.
The in-house kitchen and event staff matter more than they might sound like on paper. When your chefs and your servers work for the venue rather than being brought in separately for your date, they already know the kitchen, the room flow, and the timing that makes a reception run without gaps at the buffet or a bar line that backs up during the first dance. It’s the difference between a catering company executing a one-off contract and a team that runs this exact room, for this exact style of event, on a regular basis. That familiarity is hard to price, but it’s a large part of why the day runs the way it’s supposed to.
Photography, DJ, cake, and officiant are bundled the same way — chosen and coordinated through us rather than left for you to research, interview, and book separately across four different companies with four different contracts and four different cancellation policies. If you’ve priced out a wedding piece by piece before, you already know how much time that takes and how easily one vendor falling through can rearrange the whole day. We cover that comparison in more detail on our all-inclusive versus à la carte page, but the short answer is that bundling removes a category of risk, not just a category of phone calls.
Design and coordination tie the rest of it together, working alongside Enchanted Design & Floral so the linens, the arrangements, the cake table, and the ceremony backdrop all come from the same plan instead of four separate people interpreting your Pinterest board differently. You’re not managing that coordination yourself, and you’re not paying a separate planner to manage it either — it’s built into the price of the room. That’s the actual difference between an all-inclusive wedding and a venue rental with a list of preferred vendors attached: one of those puts the coordination work back on you, and one doesn’t.
How To Choose
Choosing between Barn, Garden, and BoHo comes down to three questions.
Start with guest count, because it narrows the field fastest. If your list is heading toward 100 or more, the Barn and Garden Room are your two realistic options — both hold up to 150*. If you’re closer to 50 or under, BoHo fits the room to the wedding instead of the wedding to the room, and it’s priced accordingly. There’s no benefit to booking a 150-guest room for 40 people; the price doesn’t shrink to match, and the space won’t feel as intentional. Guest count is the fastest filter we walk couples through on a tour, before style ever enters the conversation.
Next, look at the full price range for your guest count rather than a single number, since $15,000 to $21,000 for the Barn or Garden Room, or $9,500 to $12,500 for BoHo, reflects real choices you’ll make along the way — menu, bar package, add-ons like a rehearsal dinner. Our pricing page breaks down what moves you up or down within each range in more detail than makes sense to repeat here. The point worth remembering now is that the range is the range — you won’t land above $21,000 for the Barn or Garden Room, or above $12,500 for BoHo, regardless of how the day unfolds.
Then there’s atmosphere, which is harder to describe than guest count or budget but usually settles the decision once couples are standing in the room. The Barn carries a rustic, structural feel — wood and height and a certain warmth in photos. Garden Room feels more open and soft, built for couples who want green and natural light without an outdoor ceremony’s weather risk. BoHo is intimate by design, suited to a wedding where every guest is someone you’d stop and talk to individually. None of these is the “better” room; they’re built for different weddings, which is why touring matters more than photos alone.
Once you know your room, the next step is simple: call 813-909-3414 or reach out to schedule a tour at 103 S Saxon Ave in Brooksville. We’re currently booking 2027 and 2028, so dates are moving, particularly the ones that fall on Saturdays in the cooler months. A tour answers the questions a page like this one can’t — how the light falls in Garden Room in the afternoon, how the Barn sounds once the band starts, whether BoHo feels right for your exact number of guests. Bring your guest count and your range, and we’ll show you the room that fits both.
